Primary/Secondary Mortgages

This is the most common reason to get an appraisal. Lenders have a list of “approved appraisers” and the borrower cannot select his/her appraiser.

Refinance/HELOC

There are many reasons why you would refinance or get a HELOC (Home Equity Line Of Credit). Some of the main reasons include getting a better interest rate, lower your monthly payment, cash out the equity of your home, and/or making home improvements/remodeling are the top reasons. If you have 20% equity in your property then you will eliminate the PMI (Private Mortgage Insurance) and can save money. Do your due diligence and research different lending institutions that have the best product for your needs.

Estate Appraisals

Settling an estate with your attorney and dealing with the death of a loved one is a hard time in life; however, this requires establishing the fair market value of the property as of the date of death.

Homeowner (FSBO)

If you want to sell your property yourself through Zillow, Realtor.com, yard signs, social media, or any other means of advertising and need to know the most accurate list price/market value in order to sell within an acceptable amount of time. Before you list your property yourself you will need to do some homework and get your paperwork ready (disclosures, plat/survey, floor plan/sketch, pictures, etc.).
